Buyer's guide

How to Buy Land in Ngong: A Step-by-Step Guide

Buying your first plot is a big decision. This guide covers the checks to make before you pay for land in Ngong, Kajiado County, and how the process works with Amaya Properties.

1. Set your budget and payment plan

Decide early whether you'll pay cash or in installments. A cash price is usually lower. Installments spread the cost but often cost slightly more overall. At Nailah Gardens, a 50x100 plot is KSH 1.2M cash or KSH 1.3M over up to 6 months.

Also budget for transfer costs, such as legal fees and stamp duty. Ask the seller to list every fee in writing before you commit.

2. Visit the land in person

Never buy land you haven't seen. On a site visit, check:

  • Access: how far the plot is from the tarmac, and what the road is like in the rainy season.
  • Utilities: whether water and electricity are already on site or only nearby.
  • Soil and terrain: red soil on gently sloping ground is easier to build on than black cotton soil.
  • Beacons: that the plot's beacons are in place and match the survey map.
  • Neighbourhood: nearby homes, schools, shops and transport links into Ngong town.

3. Verify the title deed

Ask for a copy of the title deed and do an official search (see our title deed search guide) to confirm the registered owner and any charges, cautions or restrictions on the land. Searches are done at the relevant land registry, and many land services are now online through Ardhisasa, the Ministry of Lands platform.

For planning and land-use questions about a specific area of Ngong, contact the Kajiado County Lands & Physical Planning department or Ngong Municipality.

4. Sign a sale agreement

Once you're satisfied, sign a written sale agreement setting out the price, payment schedule and transfer terms. Have an advocate review it.

5. Pay and transfer ownership

After payment, the transfer documents are lodged and stamp duty is paid. The title is then registered in your name. For agricultural land, consent from the Land Control Board may also be required. With Amaya Properties, the transfer typically takes 2–4 weeks after final payment.
