From plot to home

Building a Home on Your Ngong Plot

Bought land in Ngong, or planning to? Here's what to sort out before construction starts: design, approvals, utilities and access.

1. Design for your plot

A 50x100 plot leaves room for a family home, a compound and parking. Work with a registered architect who can design around your plot's slope and orientation. Gently sloping land, like at Nailah Gardens, drains well but should be considered in the foundation design.

2. Get your building plans approved

Building plans must be approved by the county before construction begins. In Ngong, that's the County Government of Kajiado through its Lands, Physical Planning & Urban Development department. Within the town area, Ngong Municipality also manages planning and urban services. Confirm what's allowed on your plot (residential use, building lines and so on) before you finalise your design.

3. Use a registered contractor

Hire a contractor registered with the National Construction Authority, and check whether your project needs to be registered too. Get quotes and timelines in writing.

4. Connect water and electricity

At Nailah Gardens, water and electricity are already available on site, which saves time and cost compared with plots where utilities are only "nearby". For a power connection to your new home, apply to Kenya Power.

5. Plan deliveries and access

Lorries carrying sand, stone and blocks need room to reach your plot. Our Ngong plots have 9-metre-wide, all-weather access roads to every plot, and Nailah Gardens is about 100 metres from the Ngong–Suswa tarmac.

6. Build in phases if you need to

Many owners in Ngong build in stages: fencing and a gate first, then the foundation, then the house. Keep all approval documents, receipts and contracts together in one file.
